Community Operator of the Year: Hometown America Communities

Hometown America operates over 65 communities in 12 states across the nation. In 2019, they operated over 25,671 sites and grew 5.3% throughout the year by acquisition. Over the past 20 years, Hometown America has been offering residents a great place to call home that is affordable and offers quality amenities. The team members at Hometown America are committed to helping and improving the lives our their residents.  Throughout the year team members implement programs and provide assistance to ensure residents enjoy a high standard of living.  A prime example of this took place at their Eastridge Estates in California where they introduced a program to install new smoke and carbon monoxide detectors.  With the help of the local fire department, Red Cross and volunteers they were able to install 269 smoke and carbon monoxide detectors throughout the homes of Eastridge Estates.

Land-Lease Community of the Year – East: Beach-Cove Properties, INC.

Beach-Cove Properties is a 55+ community located in Sebastian, Florida letting residents “Live Everyday in Paradise”.  The community is in close proximity to beaches, a historic riverfront district, restaurants, shopping and much more. Beach-Cove has 90% occupancy rate and is in the beginning stages of a phase two. The community fees are 5% lower than the average rate nationwide and they have minimal turnover among residents. Amenities at the community include professionally maintained lawns, swimming pool, community clubhouse and much more.

Land-Lease Community of the Year – West: Oak Tree Ranch in Ramona, CA, Hometown America Communities

Oak Tree Ranch is a 5-star, all-age community in California’s Santa Maria Valley where they offer resort style living. Hometown America acquired the community 2016 and maintains it as a land-lease community to offer an affordable housing option in San Diego.  There are 119 developed sites over 92 acres which offers 2.8 acres per home.  Each home is multi-section with a two or three car garage and is 2007 or newer.  The community amenities include items such as: community clubhouse, hiking trails, covered RV storage, swimming pool and much more.
